If other homes in your area were sold quickly make sure you understand how and why this was accomplished. What features did the home include compared to yours? How did the condition and upgrades compare to yours? Make sure you understand how your house equally compares to other available properties in your area.

Comparative Market Analysis 

Understanding the current prices will give you be best chance in setting the correct price for your property. I will provide a free comparative market analysis (CMA) which is an evaluation of similar, recently sold homes, homes currently under contract, active listing and listing that failed to sell that are in the surrounding area. The analyses establish the current market value of the home. A comparative market analysis is not the same as an appraisal, which is performed by a licensed appraiser. But it does give us a very good idea of value and help pin point an on point listing price.

Price It Right The First Time

Starting high to allow room for negotiations is rarely a good idea because majority of home buyers ignore overpriced homes. Homes that sit unsold will leave buyers wondering ‘what’s wrong with a house.’The longer a property is on the market the fewer showings it receives and the percent of the asking price decreases. The single most important factor to consider when selling a house is the price tag: how much your house is worth. You don't want to overprice the house because you will lose the freshness of the home's appeal after the first two to three weeks of showings. The first showing are the best showing!

Up-Grades and Improvements 

Everyone loves freshly up-dated homes and the piece of mind a new furnace or roof brings. Some of your upgrades could be worth more than what you paid based on what overall value it brings to your home and some of your updates are just a necessity of owning home and do not necessarily incress value . Please remember that sentimental value and sweat equity is not a real thing. Getting caught up in the past memories of your time and items in the house do not play a role in what your property is priced at. I hate to break it to you but buyers will never care about your memories and will solely be focused on building their own.
